Panoramic View Condominiums in Clarendon Heights

175 & 177 Villa Terrace

Take advantage of this rare opportunity to own one (or two) majestic city view condos in Clarendon Heights, one of San Francisco’s quintessentially unique and picturesque neighborhoods. Centrally-located, yet off-the-beaten path, you’ll find yourself nestled in this secluded, ideal location surrounded by some of San Francisco’s most iconic hills (Twin Peaks, Kite Hill and Tank Hill) with quick and easy access to city life as well.

These two condos are located on Villa Terrace, a street known for its sweeping city views, old-world charm and privacy. This combination makes for a rare find in the middle of the city: a serene, quiet street that’s located within walking distance of quaint neighborhood shops and restaurants in Cole Valley.

A unique opportunity to purchase either or both units, located together in a building that just underwent a complete exterior and interior cosmetic upgrade (completed in December of 2021). The new, contemporary facade sets the stage for the light-filled interior areas, with floor plans that cater to modern city living. Both units feature brand-new kitchens, as well as panoramic views of the San Francisco skyline and Bay Bridge. With gorgeous sunrises and exceptional sunsets, these condos make spending time at home more exciting than ever.

175 Villa Terrace

Boasts a two-level reverse floor plan, with two bedrooms and a shared bathroom on the main floor, complete with a view. Both spacious rooms have large picture windows that showcase the sweeping views of downtown San Francisco, Noe Valley, the East Bay and beyond. The lower level has an almost completely open floor plan, separated only by the staircase. This fluid space features a gas fireplace, a large living and dining area and a galley-style kitchen that opens onto a large deck that’s deeded to this condo. There are two extra-large storage rooms off the kitchen with  flexible space for a pantry, additional work area or an exercise room. A second newly remodeled bathroom completes this level. Off the kitchen, you’ll also find direct access to a one-car private garage with washer/dryer and storage. There’s a common staircase to the shared outdoor patio and yard located on the lower level, where you’ll also find an additional deeded store room

177 Villa Terrace

Occupying the entire top floor of the building. From the moment you step through the front door, a show-stopping view commands your attention. A gas fireplace in the corner of the living room enhances the open floor plan, while a newly remodeled kitchen showcases bar seating as well as a separate nook for a table. There are two bedrooms off the main living area, one with an en-suite bathroom, while a second bathroom in the hall completes this space. On the lower level this condo has a large, deeded storage room that opens onto the shared rear patio. There is also a one-car private garage with its own washer/dryer.

Monthly HOA dues are $200 per month.

Villa Terrace

In the central part of San Francisco, north of Twin Peaks and east of Mount Sutro, lies Clarendon Heights. Boasting incredible views of both the Golden Gate and Bay Bridges, Clarendon Heights is also home to a wide spectrum of architecture. Tudors and villas blend comfortably with sleek modern homes in a neighborhood that's very well kept. Some of San Francisco's famous hills also reside here; no need for a health club membership. Just take a brisk walk around the neighborhood, use some of the convenient hillside stairs, and enjoy the views. Primarily a residential community, its hills presented a challenge to builders, but the opportunities for views inspired them to persevere. Many of the original dwellings still remain, giving the area an eclectic feel.
